Casa das Dunas

Fourteen houses on nine hectares behind the primary dune, drawn by Atelier Bastos Mateus around three typologies and one rule: nothing taller than a pine. The access road curves so that no house looks at another, and every terrace faces the water. Ten are sold or reserved; the last four complete in the spring.

Herdade do Sado

A rice estate on the south bank, kept as one piece of land. Twenty-two villas sit in the cork oaks well back from the water, and the clubhouse — the old drying shed, re-roofed — sits at the jetty. The birds arrive in October and the plan was drawn around where they land.

Praia Norte

Nine houses lifted a metre and a half above the sand on timber posts, so the grass runs on beneath them and the dune keeps moving. One room deep, thatched, with an outdoor kitchen on the deck. Registration opens in January 2027; the first six are already spoken for on the waiting list.
